How to remove black mold and prevent it permanently?« Back to Previous Page

My kids have been coughing and I suspect it’s from the black mold spots I just found in the back of our walk-in wardrobe. We’ve lived here for 2 years and just noticed it, probably because the wall shares a border with the bathroom. What's the best way to clean this and prevent it from coming back for good?

The black mold you've described, likely Stachybotrys chartarum, is a serious health concern, especially for children with developing respiratory systems. The location you mention—a walk-in wardrobe sharing a wall with a bathroom—is a classic hotspot in Dubai due to the constant high humidity and condensation from temperature differentials between the air-conditioned room and the warmer wall cavity.

For a small, contained area (less than 1 square meter), you can attempt a careful cleanup. However, I must stress that this is a temporary measure and a professional inspection is strongly recommended to assess the root cause and potential hidden growth within the wall. For DIY, wear an N95 mask, gloves, and eye protection. Do not use bleach, as it only removes the surface color and can release harmful toxins. Instead, use a dedicated EPA-approved fungicidal cleaner or a solution of distilled white vinegar and water. Scrub the area thoroughly and allow it to dry completely.

Permanent prevention requires addressing the moisture source. In the UAE's climate, this is almost always due to high relative humidity and condensation. First, ensure your AC is running efficiently and set to a humidity level below 60%. Improve ventilation in the wardrobe by leaving doors ajar or installing louvered doors. A small desiccant dehumidifier inside the closet can be very effective. Most critically, the shared wall with the bathroom suggests possible hidden plumbing leaks or insufficient waterproofing and insulation, which are violations of Dubai's building codes (DMS 1:2020) and require professional diagnosis.

For a lasting solution and to ensure your family's health, I recommend a professional assessment. Our certified inspectors at Saniservice use thermal imaging and moisture meters to identify the exact moisture source and extent of contamination. We then provide a compliant remediation plan.
