How to clean mold from AC leak and prevent it?« Back to Previous Page

The AC in my bedroom closet has been leaking a little, and now I’ve found black spots spreading on the back wall and some of my shoes. I had maintenance fix the leak a few weeks ago, but I'm worried the mold will just come back with the humidity. What’s the best way to clean this properly and what can I do to stop it from happening again?

The black spots you've described are a classic indicator of mold growth, a common issue in Dubai due to our high humidity levels and the constant use of air conditioning, which creates significant condensation. The first step is to understand that simply fixing the leak does not address the existing microbial contamination. The moisture has likely seeped into the porous building materials (drywall, plaster) and your shoes, creating an ideal environment for mold.

For a small, surface-level contamination (less than 10 square feet), you can carefully clean non-porous surfaces with a HEPA vacuum and a solution of detergent and water. However, porous materials like drywall, insulation, and likely your shoes, are often impossible to clean effectively and may need to be discarded to prevent spore release and regrowth. Crucially, this cleaning must be done with proper personal protective equipment (PPE) – an N95 mask, gloves, and goggles – to avoid inhaling spores or causing cross-contamination.

Given that the mold is inside a closet and has spread to personal items, I strongly recommend a professional inspection. Our certified technicians use moisture meters and thermal imaging cameras to identify hidden dampness within the wall cavity that you cannot see. This is vital; without locating and remediating all residual moisture, the mold will absolutely return.

To prevent recurrence, ensure the AC drain line and drip pan are cleaned and treated with an EPA-approved algicide quarterly. Maintain indoor humidity below 60% using a dehumidifier. For a permanent solution and to ensure the remediation complies with Dubai Municipality's public health and safety standards, contact our team at Saniservice for a comprehensive assessment.
