How to remove and prevent AC mold in Dubai?« Back to Previous Page

The AC in our bedroom in Jumeirah Village Circle has been leaking a bit, and now I’m seeing these small black spots forming on the wall behind the headboard. It’s been super humid the last few weeks and I’m worried it’s the start of a major mold problem. What’s the best way to clean this off and stop it from coming back completely?

Based on your description of black spots near a leaking AC unit in JVC, you are very likely dealing with the initial stages of a mold infestation, a common issue in Dubai due to our high humidity levels and year-round reliance on air conditioning. The condensation from the leak, combined with the humid air, creates an ideal breeding ground for mold, particularly on porous surfaces like drywall.

For a small, localized area (less than one square meter), you can attempt to clean it yourself. Wear an N95 mask and gloves. A solution of diluted detergent (not bleach, as it only removes the color and not the root structure) can be used to scrub the visible growth. However, this is only a surface-level fix. The critical step is to address the moisture source immediately. You must have the AC unit inspected and repaired by a certified HVAC technician to stop the leak. Ensure the drain pan and condensate drain line are completely unclogged.

Be aware that what you see on the surface is often just the "fruit" of the mold. The root system (hyphae) can penetrate deep into the wall. If the staining is persistent, if the area is larger, or if there is a musty odor, professional assessment is mandatory. DIY cleaning can inadvertently spread spores and exacerbate the problem.

For a complete and guaranteed solution, I strongly recommend a professional inspection. Our certified mold inspectors at Saniservice use thermal imaging and moisture meters to identify the full extent of the infiltration, including inside the wall cavity. We follow Dubai Municipality guidelines for assessment and remediation to ensure your family's health and the property's integrity.
