Who is responsible for fixing closet ceiling mold?« Back to Previous Page

The ceiling in our bedroom closet has a growing black patch, and it feels damp to the touch. I first noticed a small spot after the heavy dew we had a couple of weeks ago, but it's definitely gotten bigger since then. We live in a high-rise in JLT and I'm worried it's a leak from the AC unit in the ceiling above. Are we responsible for getting this mold treated ourselves, or is this something I need to get the building management or my landlord to fix immediately?

Based on the symptoms you've described—a damp, growing black patch on the ceiling following a heavy dew event—this is highly indicative of active mold growth, most likely stemming from a condensation issue or a leak from the AC unit above, a common occurrence in Dubai's high-humidity climate.
In the UAE, responsibility for remediation is dictated by the lease agreement and the nature of the defect. Typically, structural issues and repairs related to central building systems like AC ducting or main water lines are the landlord's responsibility. Since the potential source is the AC unit within the ceiling void, this is a structural/mechanical fault. You must notify your landlord and the JLT building management immediately and in writing. They are obligated to address the source of the moisture intrusion. Do not attempt to remove the mold yourself, as improper handling can aerosolize spores and spread contamination. A professional inspection is critical. Our certified technicians use moisture meters, thermal imaging cameras, and borescopes to pinpoint the exact source—whether it's a clogged condensate drain pan, a disconnected drain line, or insulation failure—and assess the full extent of the mold growth, which often spreads within the ceiling cavity beyond what is visible. Remediation involves isolating the area, using HEPA filtration, safely removing contaminated materials, and applying professional-grade antimicrobial solutions to ensure the mold is eradicated, not just superficially cleaned. For immediate assistance with inspection and a formal report to present to your landlord, I strongly recommend you contact our team at Saniservice.
