Is landlord responsible for closet mold in rented apartment?« Back to Previous Page

Our bedroom closet on the outside wall has started to get these black speckles, and it's gotten a lot worse since the humidity spiked last week. All our winter clothes in there now smell damp and weird. We’ve been in this Marina apartment for three years and it's the first time we've had this issue. Is the landlord responsible for fixing the cause of the mold, or am I just supposed to clean it myself and deal with it?

Based on the symptoms you've described—black speckles concentrated on an exterior wall, a rapid worsening with increased humidity, and a musty odor permeating fabrics—this is a classic case of condensation-induced mold growth, a very common issue in Dubai, particularly in coastal areas like Marina.

The landlord's responsibility for this remediation is generally dictated by the cause. Under standard tenancy contract terms and Dubai rental law (Law No. 26 of 2007), the landlord is responsible for the structural integrity of the property and addressing defects arising from the building's construction or maintenance. The key question is whether the mold is due to a structural issue, such as a hidden water leak from plumbing or a breach in the building envelope, or due to environmental conditions and tenant lifestyle.

Given the location on an exterior wall, a primary suspect is thermal bridging. This occurs when a poorly insulated wall section becomes significantly colder than the surrounding surfaces. When the humid Marina air (often exceeding 80-90% humidity) contacts this cold surface inside your closet, condensation forms, creating the perfect environment for mold. This can be a design or insulation flaw, which falls under the landlord's purview to investigate and rectify.

However, simply wiping the visible mold is a temporary and potentially hazardous fix. Disturbing it without proper containment can spread spores. The underlying moisture source must be identified and eliminated.

We strongly recommend a professional inspection to determine the root cause. Our certified inspectors use thermal imaging cameras to pinpoint cold spots and moisture meters to differentiate between condensation and an active leak. This evidence is crucial for discussing responsibility with your landlord.
