Is landlord responsible for AC mold in Dubai rental?« Back to Previous Page

Our bedroom’s AC unit has been leaking for a couple of months, and now I’m seeing black, fuzzy patches spreading on the wall behind the curtain. My landlord says it’s just humidity and to clean it myself, but I’m worried it’s the dangerous kind of mold. Who is legally responsible for the inspection and remediation in Dubai, the tenant or the landlord?

Based on Dubai's rental law, specifically Law No. 26 of 2007, the landlord is unequivocally responsible for maintaining the property's structural integrity and major systems, including the central air conditioning. An AC unit leaking for months, leading to black microbial growth, constitutes a failure of a core building system. The resulting mold is a direct consequence of this failure, making the landlord legally obligated to address both the leak at its source and the subsequent remediation.

The black, fuzzy growth you describe is highly indicative of a significant mold colony, potentially including Stachybotrys chartarum (so-called "black mold") or other toxigenic species. In Dubai's humid climate, where AC systems run year-round, a leaking unit creates a continuous source of moisture, accelerating this hazardous growth. Simply wiping the visible patches is completely insufficient; the moisture source must be repaired and the hidden contamination within the wall cavity professionally addressed to prevent health risks and structural damage.

You should formally notify your landlord in writing of the issue, citing their responsibility under the tenancy law. For a case of this severity, we strongly recommend a professional inspection and testing to identify the mold species and the full extent of contamination. Our certified team at Saniservice can provide a comprehensive assessment and remediation plan to resolve the issue safely and permanently. Do not attempt to handle this yourself.
