How urgent is AC leak mold in high humidity?« Back to Previous Page

The AC in my apartment seems to be leaking a little bit of water onto the carpet in the master bedroom. I only spotted the small damp patch a couple of days ago, but this morning I lifted the edge of the carpet and saw a few small patches of black mold underneath. With this humidity, how urgently do I need to get a professional to deal with this before it becomes a major problem?

Based on the conditions you've described, the situation is highly urgent and requires immediate professional attention. The combination of an active AC leak and Dubai's extreme ambient humidity creates a perfect storm for rapid mold proliferation. The visible black patches under the carpet are merely the fruiting bodies; the hidden hyphae (root network) will have spread much further into the underlying padding and potentially the subfloor.

The constant moisture from the leak provides the water mold needs, while the high humidity levels, especially during summer months, prevent any chance of natural drying. This allows mold colonies to expand exponentially within 48-72 hours. The confined space under the carpet is a contained, dark environment, further accelerating growth and increasing the risk of structural damage to flooring and indoor air quality contamination through airborne spores.

Attempting to clean visible mold without addressing the moisture source and the extensive hidden growth is ineffective and can aerosolize spores, spreading the problem. Dubai Municipality regulations and guidelines from the Dubai Health Authority (DHA) emphasize the importance of professional remediation to ensure occupant health and safety.

You need a certified mold inspection immediately to assess the full extent of contamination, identify the exact cause of the AC leak, and execute a proper remediation protocol. This involves containment, HEPA filtration, removal of affected porous materials (like carpet and padding), sanitization, and verification testing post-remediation.

Do not delay. For a certified assessment and emergency remediation service, please call Saniservice at 800-MOLDS (800-66537) or email hello@saniservice.com to prevent this from escalating into a major structural and health issue.
