AC Leak Causing Mold: DIY Clean or Call Professional?« Back to Previous Page

The AC in our Jumeirah Park villa has been leaking a bit, and now I’m seeing these small black spots forming on the back of the wardrobe in the master bedroom. We’ve lived here for 2 years and just noticed this, and I’m worried it’s getting worse. Is this something I can clean myself with bleach from the supermarket, or do I need to call a professional mold inspection company to check inside the AC unit and walls?

Based on your description, this is a classic case of mold growth driven by an AC condensate leak, a very common issue in Dubai due to our high humidity levels and year-round reliance on air conditioning. The black spots on the wardrobe are a visible symptom, but the primary concern is the hidden contamination within the AC unit itself, the ductwork, and potentially inside the wall cavity where the leak originated.

Using supermarket bleach is strongly discouraged. It is a superficial solution that only removes surface discoloration on non-porous materials. On porous surfaces like wood or drywall, it will not kill the root structure (hyphae) of the mold. Furthermore, bleach is predominantly water, which can actually feed the mold growth after the chlorine evaporates. It also poses respiratory hazards in an enclosed space.

For a situation involving an ongoing water source from an AC system, a professional inspection is not just recommended; it is essential. UAE regulations, particularly from Dubai Municipality, emphasize the importance of proper indoor air quality and remediation to protect occupant health. Our certified inspectors use specialized tools like borescopes to inspect inside walls and moisture meters to map the full extent of water damage that is not visible to the naked eye. Air and surface sampling can also identify the specific mold species, which is crucial for determining the correct remediation protocol.

The correct process involves first stopping the AC leak at its source, then performing a controlled remediation of both the visible growth and the hidden contamination to prevent recurrence and ensure spores are not spread throughout your home.
