Is AC leak mold urgent in humid Dubai high-rise?« Back to Previous Page

The AC in my bedroom has been leaking a little bit onto the carpet for maybe the last two weeks, but I kept putting off dealing with it. Now I’ve lifted the edge of the carpet and there's a patch of black and green mold on the concrete floor underneath, about the size of a dinner plate. I live in a high-rise in Jumeirah Lakes Towers and I'm worried about the humidity making this spread quickly. How urgent is it that I get a professional to handle this, or can I tackle it myself with bleach this weekend?

Based on your description, this is an urgent situation that requires immediate professional attention. An active AC leak in a JLT high-rise has created a perfect storm for mold proliferation. The constant moisture from the leak, combined with Dubai's high ambient humidity and the porous nature of concrete, allows mold to penetrate deeply, not just sit on the surface.

While a DIY bleach application might seem like a solution, it is strongly discouraged. Bleach is ineffective on porous surfaces like concrete, as it only bleaches the surface mold while leaving the root structure intact. Furthermore, it introduces excessive moisture, which can actually fuel further growth. In a confined space like a bedroom, disturbing the mold by cleaning it yourself can aerosolize spores, significantly increasing your exposure and potentially contaminating your HVAC system.

According to UAE health and safety guidelines, proper remediation involves isolating the area, using professional-grade antimicrobials to kill the mold at its root, and employing HEPA filtration to capture spores. The AC unit itself must also be inspected, as the internal drip pan and ducts are likely contaminated.

Given the climate and the potential for rapid spread and health impacts, I recommend you contact a certified professional immediately. Our team at Saniservice specializes in this exact scenario. We can conduct a thorough inspection, provide a definitive remediation plan, and ensure your indoor air quality is restored safely.
