How to remove black mold and prevent it permanently?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, on the wall that faces the outside. It's been incredibly humid the last few weeks and we run the AC constantly, but I’m worried the dehumidifying function isn't strong enough. What's the best way to clean this safely and what kind of dehumidifier or other product would you recommend to stop it from coming back for good?

The black mold you've described in your Jumeirah villa is a common issue here in Dubai, directly linked to our extreme humidity and the constant cooling cycles of AC units. The wall facing the outside is likely a "cold bridge," where the interior surface temperature drops below the dew point, causing condensation and creating the perfect environment for mold growth, even with the AC running.

For a small patch (less than 1 square meter), you can attempt to clean it yourself. However, safety is paramount. You must wear an N95 mask, gloves, and eye protection. Do not simply wipe or spray it, as this can aerosolize harmful spores. Use a damp cloth with a solution of diluted detergent or a specialized EPA-approved fungicide, carefully wiping the area. Afterwards, the area must be thoroughly dried. For porous materials like drywall, complete removal of the affected section is often necessary.

To prevent recurrence, the underlying moisture issue must be addressed. First, have your AC system serviced; its dehumidification function may be faulty or undersized for the villa's volume. I strongly recommend investing in a high-capacity desiccant dehumidifier for use in problem areas, as these are far more effective than refrigerant models in our climate. Secondly, inspect the external wall for cracks or inadequate insulation that is causing the thermal bridging.

For a permanent solution, especially given the potential for hidden growth within the wall cavity, a professional inspection is crucial. Our certified experts at Saniservice use thermal imaging cameras and borescopes to identify the exact moisture source and extent of contamination, in full compliance with Dubai Municipality's health and safety guidelines. We then perform comprehensive remediation, including antimicrobial application and environmental controls, to ensure it does not return.
