How to safely remove mold and fix leaking AC?« Back to Previous Page

The AC in my bedroom closet has been leaking a little bit, and now I've spotted a patch of black mold on the back wall and on some of my shoes. It's been super humid lately in Jumeirah and I'm worried it's just going to get worse. What's the best way to clean this safely and who should I call to fix the AC unit to stop it for good?

Based on the situation you've described in Jumeirah, you are dealing with a classic case of mold growth driven by the high ambient humidity and a moisture source from the leaking AC unit. The black growth is likely a species like Cladosporium or Aspergillus, which are common in Dubai's climate due to the constant condensation cycles within AC systems.

For safe removal of the affected materials (like the shoes and wall surface), it is critical to contain the area. Wear an N95 mask, nitrile gloves, and eye protection. For non-porous surfaces like the wall, a solution of detergent and warm water can be used for scrubbing. However, porous materials such as the cardboard shoe boxes or fabric shoes are often not salvageable and should be discarded to prevent spore dispersal and recontamination.

The root cause, however, is the AC leak. This is not a simple fix and requires a certified HVAC technician to diagnose and repair. The issue could be a clogged condensate drain line, a faulty condensate pump, or improper insulation on the ducting—all common problems here where AC systems run year-round.

Given the visible growth, a professional inspection is strongly recommended. We follow strict UAE regulatory guidelines for assessment and remediation. Our certified inspectors use moisture meters and thermal imaging to identify the full extent of the hidden moisture and perform air and surface sampling to identify the spore types and concentration levels, which dictates the remediation protocol.

To properly solve this and prevent it from recurring, you need both the AC repaired and the mold professionally remediated. I advise you to call our team for a comprehensive inspection.
