Is black mold in shower my landlord's responsibility?« Back to Previous Page

We've been in our Marina apartment for a year and just noticed a bunch of black mold spreading in the corner where the shower wall meets the ceiling. It’s definitely gotten worse since the humidity kicked in last month. I wipe it away but it keeps coming back. Is this something I should fix myself or is my landlord responsible for dealing with the mold?

In the UAE, particularly in high-humidity coastal areas like Dubai Marina, bathroom mold is an extremely common issue driven by condensation from year-round AC use and hot showers. The responsibility for remediation often depends on the root cause. According to typical Dubai rental laws (Law No. 26 of 2007), landlords are responsible for addressing issues related to the structural integrity of the property, such as persistent leaks in plumbing or faulty ventilation systems that lead to chronic dampness and mold recurrence.
Your description of the mold's location—where the shower wall meets the ceiling—is a classic hotspot for condensation buildup. While surface wiping is a temporary fix, the mold will persistently return because the underlying moisture problem remains unaddressed. This is a sign of inadequate ventilation, not necessarily a structural defect. In such cases, the responsibility for surface cleaning often falls to the tenant as part of general upkeep. However, if our professional inspection uncovers that the mold growth is due to a hidden leak from an upstairs unit or within the wall, or that the building's extractor fan system is deficient, then the landlord is unequivocally responsible for the repairs and the subsequent mold remediation. Given that the mold is black and recurring, we strongly recommend a professional assessment. Our certified inspectors use moisture meters and thermal imaging cameras to pinpoint the exact moisture source, which is critical for determining liability and implementing a correct, lasting solution. Attempting remediation without identifying the source can exacerbate the problem and lead to health risks.
