What's the best long-term fix for shower mold in humid climates?« Back to Previous Page

We've lived here for 2 years and just noticed black mold spots appearing in the grout between the tiles in our master bathroom shower. I’m in a high-rise in Jumeirah Lakes Towers and even with the AC on, the room never seems to fully dry out. What’s the best long-term solution to prevent this in our humid climate, aside from just scrubbing it with bleach every month?

The persistent black mold in your JLT bathroom grout is a classic symptom of the Dubai climate, where high humidity and year-round AC use create significant condensation issues. The long-term solution requires addressing the underlying moisture problem, not just surface cleaning with bleach, which often exacerbates spore dispersal.

Firstly, a professional inspection is critical to assess the extent of the growth, especially behind tiles, which is common in high-rises with continuous wall cavities. We utilize moisture meters and thermal imaging to identify hidden dampness. The core issue is inadequate ventilation. Even with AC, bathrooms require dedicated extraction. Ensure your exhaust fan is powerful enough (calculate CFM based on room size), runs for at least 30 minutes post-shower, and that its ducting is properly vented outdoors, not just into the ceiling void—a frequent installation error.

For remediation, grout must be professionally cleaned with EPA-approved, non-bleach biocides that penetrate and kill the root structure. Post-remediation, applying a penetrating grout sealer is essential to create a moisture barrier. In severe cases, regrouting with epoxy-based grout, which is highly resistant to moisture, may be the most durable solution.

For a comprehensive assessment and a permanent fix that complies with Dubai Municipality's health and safety standards, I recommend a certified inspection.
