How to safely remove black mold and stop AC condensation?« Back to Previous Page

The AC in our villa in Jumeirah seems to be constantly leaking, and I’ve just found a patch of black mold behind the bedroom wall unit. We run the AC 24/7 and it’s been super humid lately. What’s the best way to get rid of this safely and, more importantly, how can I stop the condensation from causing it again?

The black mold you've discovered is a serious concern, particularly given the constant AC operation and high humidity levels we experience in Dubai. This is a classic case of condensation-related microbial growth, exacerbated by the UAE's climate. Safe removal is a multi-step process that must address both the symptom (the mold) and the root cause (the moisture).

For a patch behind a wall unit, the area must be isolated to prevent spore dispersal. I strongly recommend a professional inspection to assess the extent, as mold can permeate drywall and insulation unseen. Certified remediators will use HEPA-filtered negative air machines to contain the area, safely remove the contaminated materials, and then treat the underlying structure with EPA-approved antimicrobial agents. Crucially, the AC leak must be identified and repaired by a licensed HVAC technician. This is non-negotiable; without stopping the water source, the mold will return. To manage condensation, ensure your AC unit is correctly sized for the space and that the condensate drain line is clear, insulated, and functioning properly. Improving ventilation can also reduce ambient humidity.

Given the health risks and technical requirements for proper containment and disposal, a DIY approach is not advisable. For a comprehensive inspection and a guaranteed remediation plan that complies with local standards, you should contact a specialist. Call Saniservice at 800-MOLDS (800-66537) or email hello@saniservice.com for an immediate assessment. They can coordinate the necessary moisture control and mold removal to ensure your villa is safe and the problem does not recur.
