Is black mold from AC leak a DIY fix or professional?« Back to Previous Page

The AC in my apartment seems to be leaking a bit onto the wall behind the guest room wardrobe, and now I’ve found a spreading black patch there. It’s been slowly getting worse over the last few weeks since the humidity spiked. I’m worried about it affecting our health and the wall itself. Is this something I can tackle with a bleach spray from the supermarket, or do I need to call a professional cleaning company to deal with it properly?

Based on the symptoms you've described—a black patch spreading from an AC leak in a high-humidity Dubai environment—this is a situation that requires professional assessment and remediation, not a DIY approach.

Using a bleach spray from the supermarket is strongly discouraged. Bleach is ineffective on porous surfaces like drywall and plaster, as it only bleaches the surface mold while leaving the root structure intact. More critically, it introduces moisture, which can actually fuel further mold growth. In the UAE's climate, where high humidity and constant AC use create ideal conditions for mold, improper handling can cause the infestation to spread rapidly through the property's HVAC system and building materials.

The black discoloration you see is likely a colony of molds, which could include toxigenic species like Stachybotrys chartarum. Disturbing it without proper containment, professional-grade HEPA filtration, and antimicrobial treatment poses a significant health risk from airborne spores and mycotoxins.

For a proper resolution, the source of the moisture (the AC leak) must be repaired first. Then, the affected building materials require expert inspection to determine the extent of contamination. Remediation involves containment, safe removal, and hygienization of the area to ensure it is biologically clean.

For a situation like this, we recommend calling our certified professionals at Saniservice for a comprehensive inspection. We can accurately identify the mold type, assess the damage, and execute a safe, effective remediation plan in full compliance with local Dubai Municipality guidelines.
