Is my landlord responsible for AC mold in my apartment?« Back to Previous Page

The AC in my apartment in Silicon Oasis has been making a weird damp smell for a couple of months, and now I’ve found black spots spreading on the wall behind my bedroom wardrobe. I wipe it down with vinegar but it just comes back worse. Is this something I need to fix myself, or is my landlord responsible for getting it professionally treated?

Based on the Dubai climate, where high humidity and year-round AC use are significant factors, the damp smell and recurrent black spots you describe are classic indicators of a serious mold infestation, likely originating from your air conditioning system. The pattern of regrowth after cleaning with vinegar confirms this is not a surface issue but a systemic problem; vinegar is ineffective against established colonies and does not address the underlying moisture source.

In the UAE, the responsibility for such issues is typically defined by the tenancy contract and Law No. 26 of 2007, also known as the Dubai Rental Law. Generally, the landlord is responsible for maintaining the structural integrity of the property and its core systems, which includes the central air conditioning infrastructure, ductwork, and any damage caused by their failure. You, as the tenant, are usually responsible for general cleaning and maintenance of the AC unit's filters. However, since the mold is spreading on the structural wall and is linked to the AC system's operation, this strongly suggests a fault (e.g., a clogged condensate drain line, insufficient insulation causing condensation, or a leaking AC unit) that falls under the landlord's obligation to rectify.

We strongly advise against further DIY attempts. Disturbing the mold can exacerbate spore dispersal. You must formally notify your landlord in writing of the issue, requesting a professional mold inspection and remediation. For a definitive assessment and to document the issue for your landlord, we recommend a certified inspection. Our teams at Saniservice use thermal imaging and borescopes to identify the exact moisture source and extent of contamination, providing a professional report that can clarify liability.
