How to permanently fix condensation on cold exterior wall?« Back to Previous Page

The wall behind our bedroom wardrobe in our Jumeirah villa has these black and greenish patches that just appeared after the recent humidity. I pulled the wardrobe out to clean and found the plaster is actually damp to the touch. We run the AC constantly but this one wall is an outside wall and seems to be a cold spot. What's the best permanent fix to stop the condensation and mold from coming back after I clean it?

Condensation on a cold exterior wall in a Dubai villa is a common yet complex issue driven by the extreme contrast between our hot, humid external climate and the cold, dry interior created by constant AC operation. The wall acts as a thermal bridge, where its internal surface temperature drops below the dew point, causing airborne moisture to condense and saturate the building materials, leading to the mold growth you've discovered.
The only permanent fix requires a multi-faceted approach targeting the root cause. First, the existing mold must be professionally remediated. Simply wiping it away is insufficient and can aerosolize spores. The affected plaster, if damp and compromised, likely requires removal and replacement to eliminate the mold colony at its source. The critical step is to break the thermal bridge. For a permanent solution, this involves improving the wall's insulation. The most effective method for an existing structure is to install Internal Wall Insulation (IWI). This entails applying insulated plasterboard or a similar insulating layer directly to the interior wall surface before replastering. This barrier raises the internal surface temperature of the wall, preventing it from falling below the dew point and stopping condensation entirely. Concurrently, you must address ambient humidity. Ensure your AC unit is correctly sized and maintained; an overworked or faulty unit may not dehumidify effectively. For severe cases, supplementing with a dedicated dehumidifier, especially during the more humid winter months, can provide additional control. Given the presence of structural dampness and mold, a professional inspection is strongly advised. Our certified experts at Saniservice can conduct a comprehensive assessment using moisture meters and thermal imaging cameras to precisely identify the extent of the problem and the cold spots. We then execute a complete remediation and insulation solution compliant with Dubai Municipality regulations to guarantee a permanent fix.
