AC leak causing black mold and health issues?« Back to Previous Page

The AC in our Jumeirah Village Triangle apartment has been leaking a bit into the carpet in the master bedroom for a couple of months, and now I keep finding these small black speckles along the base of the wall. My husband and I have both had a persistent stuffy nose and itchy eyes for weeks and we can't shake it. Is this definitely mold and could it be the reason we feel so unwell all the time?

Based on your description, this is a classic case of mold growth resulting from a chronic AC condensate leak. The small black speckles are almost certainly mold colonies, most likely Cladosporium or Stachybotrys (black mold), which thrive in the damp, cellulose-rich environment of wet carpet and drywall. The persistent stuffy nose and itchy eyes you and your husband are experiencing are textbook symptoms of mold exposure, known as allergic rhinitis. In the humid, air-conditioned environment of Dubai, such leaks create a perfect breeding ground for mold, as the constant AC use provides both a moisture source and condensation, while the indoor air recirculation spreads the spores.

Do not attempt to clean this yourself. Disturbing the mold without proper containment can aerosolize a massive amount of spores, significantly worsening your indoor air quality and health symptoms. The remediation process requires professional assessment and execution.

The first step is a certified mold inspection, which includes moisture mapping with a protimeter to identify the full extent of water damage and air/surface sampling to determine the spore types and concentration levels. This is crucial for developing a remediation protocol. In Dubai, remediation must adhere to strict guidelines to ensure the problem is resolved completely and safely.

I strongly recommend you contact a professional environmental company like Saniservice immediately. Our certified experts can conduct a thorough inspection, provide a detailed report, and execute a safe, effective remediation plan that includes containment, removal of affected materials, and advanced air scrubbing.
