The AC in our JBR apartment has been leaking a bit, and now we've got a patch of black mold spreading on the wall behind the bedroom wardrobe. It's been getting worse over the last few weeks, especially with the humidity. Is getting this cleaned and repaired the landlord's responsibility, or are we expected to handle it ourselves?

Based on UAE tenancy law, specifically Law No. (26) of 2007, the landlord is generally responsible for all major maintenance and repairs related to the structural integrity and core systems of the property. This includes the central air conditioning system and any resultant damage caused by its malfunction, such as water leakage leading to mold growth. Since the mold in your JBR apartment is a direct consequence of an AC leak, this constitutes a structural maintenance issue that falls under the landlord's obligation.

The persistent high humidity and condensation issues in Dubai create an ideal environment for mold, especially Stachybotrys chartarum (black mold), to proliferate rapidly from an AC leak. This is a serious health and safety concern that requires immediate attention.
