Who is responsible for mold remediation in my Dubai apartment?« Back to Previous Page

Our bedroom closet in our Jumeirah Village Triangle apartment has a corner that's been damp for a couple of months, but I just pulled out some stored winter clothes and found a patch of black, fuzzy mold on the wall and the back of the suitcase. The dehumidifier runs constantly but doesn't seem to help that spot. Who is responsible for the testing and remediation here, me or my landlord, especially since it might be a deeper leak in the wall?

Based on the Dubai Rental Law (Law No. 26 of 2007) and the standard tenancy contract, the responsibility for mold remediation is typically determined by the source of the moisture.

The landlord is legally responsible for the structural integrity of the property. If the dampness and subsequent black mold growth in your Jumeirah Village Triangle closet are due to a hidden plumbing leak, a faulty AC condensation drain line running within the wall, or a breach in the building envelope, the remediation and repairs fall squarely on the landlord. You must notify them in writing immediately. They are obligated to address the root cause to prevent recurrence.

However, tenant responsibilities include maintaining adequate ventilation to combat Dubai's high humidity. If the mold is solely due to condensation from lack of air circulation (e.g., a closet packed tightly against an exterior wall) and there is no structural defect, you may be liable for the cleaning. The constant dehumidifier suggests you are taking action, but localized dampness often points to a hidden leak.

Given the description of a persistent damp corner, a professional inspection is critical. Our certified mold inspectors at Saniservice use thermal imaging cameras and moisture meters to accurately identify the hidden source without destructive testing. This evidence is essential for determining liability. Attempting to clean visible mold without fixing the underlying moisture source will lead to rapid regrowth and potential health risks from mycotoxin exposure.

For a definitive diagnosis and to protect your health and tenancy rights, we strongly recommend a professional assessment. Call Saniservice at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection.
