Mold in AC making us sick, what should we do?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a little for a couple of months, but now my wife and I are both waking up with stuffy heads and sore throats. I pulled the filter out yesterday and the inside of the unit and the wall behind it are covered in black and green speckles. I’m really worried this is making us sick. What’s the best way to get a proper mold inspection done here, and should we be talking to our landlord first?

Based on your description, you are almost certainly dealing with a significant mold contamination issue. The symptoms you describe—stuffy heads and sore throats upon waking—are classic indicators of exposure to mycotoxins from active mold growth. The visual confirmation of black and green speckles inside the AC unit and on the wall is a major red flag, as this points to a long-standing moisture problem.

In Dubai's climate, where high humidity and constant AC use create ideal conditions for mold, an AC leak is a serious concern. The condensation provides the persistent moisture mold needs to thrive and colonize the entire HVAC system, spreading spores throughout your apartment.

Your first step should be to immediately document the issue with clear photographs and videos as evidence. You must formally notify your landlord or property management company in writing. Under UAE tenancy law, the landlord is typically responsible for maintaining the property's structure and essential systems, including air conditioning, in a habitable condition. They are obligated to address this health hazard.

However, do not rely on a standard maintenance handyman for this. The situation requires a professional mold inspection from a certified environmental company like Saniservice. A proper inspection involves more than a visual assessment; it includes moisture mapping, thermal imaging to find hidden dampness, and air quality testing to identify spore types and concentration levels. This scientific data is crucial for determining the full scope of contamination and developing an effective remediation protocol.

For your health and safety, I strongly recommend you cease using the affected AC unit and seek a professional evaluation immediately. Contact our specialists at Saniservice for a comprehensive inspection. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an assessment.
