Who is responsible for black mold in my rental apartment?« Back to Previous Page

Our bedroom closet in our Marina apartment has had a strange, damp smell since the humidity really picked up a few weeks ago. I finally pulled everything out this weekend and found a bunch of black fuzzy spots on the back wall and even on some of our shoes. We’ve been renting this place for over a year without any issues until now. Who is responsible for dealing with this and the cost, me as the tenant or the landlord?

Based on Dubai's climate, the persistent high humidity and constant AC usage create ideal conditions for mold growth, particularly in enclosed, poorly ventilated spaces like closets. Determining responsibility for remediation in a rental property is governed by the UAE's rental law.

The landlord is typically responsible for addressing the underlying cause of the mold, as they are obligated to provide a habitable property free from structural defects. This includes fixing any leaks in the building envelope, faulty plumbing, or inadequate waterproofing that is allowing moisture intrusion. The tenant, however, is responsible for maintaining the property through routine cleaning and adequate ventilation to prevent issues arising from their own daily living habits, such as failing to use exhaust fans or overfilling closets that restrict airflow.

In your case at Marina, the cause is likely condensation due to the temperature differential between the cold AC walls and the humid air, exacerbated by a lack of ventilation. You must formally notify your landlord or property management company in writing immediately. They should arrange for a professional inspection to diagnose the exact moisture source. Do not attempt to clean significant growth yourself, as improper handling can aerosolize spores and worsen contamination.

For a definitive assessment and a remediation plan that complies with Dubai Municipality standards, I recommend a certified specialist. Our team at Saniservice can conduct a comprehensive inspection, including moisture mapping and air quality testing, to identify the source and extent of the problem, providing a formal report for your landlord.
