Can I clean AC mold myself or call a pro?« Back to Previous Page

Our AC unit in the bedroom has been leaking a bit, and now I’m seeing these small black spots forming on the wall behind the curtain. It’s been getting worse over the last couple of weeks since the weather got really humid. Is this something I can clean myself with vinegar or bleach, or do I need to call a professional mold removal company here in Dubai?

Based on the symptoms you've described – black spots forming on a wall near a leaking AC unit – you are very likely dealing with a mold colony, most probably Cladosporium or Stachybotrys (black mold), which are common in Dubai's high-humidity climate. AC leaks create a perfect microenvironment of moisture and condensation, the primary catalyst for mold growth.

While small, surface-level mold on non-porous materials can sometimes be addressed with a dilute bleach solution (1 part bleach to 10 parts water), this is not recommended in your case for several technical reasons. First, the visible spots on the wall surface are merely the fruiting bodies; the root-like hyphae penetrate deep into the porous drywall. Surface cleaning with vinegar or bleach will temporarily remove the color but will not eradicate the organism, leading to rapid regrowth. Second, improper cleaning can aerosolize harmful mycotoxins and spores, spreading the contamination to other areas of your home and posing a health risk.

In the UAE, proper mold remediation requires containment, professional-grade HEPA filtration for air scrubbing, and the use of EPA-approved antimicrobial agents. For a situation involving a water source (the leaking AC) and porous building materials, a professional inspection is absolutely crucial. The AC unit itself will also require internal cleaning and sanitization by a certified HVAC hygienization specialist to prevent recurrence.

I strongly recommend you cease DIY efforts and contact a professional. Saniservice provides comprehensive mold inspection and remediation services, including moisture mapping and air quality testing, in full compliance with Dubai Municipality guidelines. Please call 800-MOLDS (800-66537) or email hello@saniservice.com for an immediate assessment. Addressing the leak and the mold correctly now will prevent more extensive and costly structural damage later.
