Black mold in closet: DIY or call building management?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black, fuzzy mold in the corner of our master bedroom closet where we store our winter clothes. I’m worried because our AC unit is right above that spot and the room always feels more humid than the rest of the apartment in JBR. What’s the best way to handle this ourselves, and when should we call the building management versus a professional cleaning company?

Based on your description, this is a classic case of condensation-induced mold growth, a very common issue in Dubai's humid climate, especially in JBR with its high salinity and humidity levels. The location directly below the AC unit is a critical clue. The cold air supply duct running through that ceiling space is likely poorly insulated, causing the surrounding air to cool below its dew point. This leads to condensation forming on the building materials, providing the constant moisture source that the mold is exploiting.

For a patch smaller than one square meter, a cautious DIY approach may be possible. First, identify and address the moisture source. Check the AC drain pan and condensate line for blockages or leaks, as this is a frequent cause. Building management should be notified to inspect and rectify any insulation issues on the AC ductwork, as this falls under their maintenance responsibility for central systems.

To clean, wear an N95 mask and gloves. Do not simply wipe the mold, as this can aerosolize spores. lightly mist the area with a diluted white vinegar solution to suppress spores, then carefully wipe it clean. Discard any affected porous materials like cardboard boxes. However, given the proximity to your clothing and the potential for hidden growth within the wall or ceiling cavity, a professional inspection is strongly advised.

Mold remediation in the UAE should comply with DM and Civil Defence regulations, which often require certified professionals for proper containment and air scrubbing. For a thorough assessment and guaranteed remediation that addresses the root cause, I recommend contacting Saniservice. Their certified experts can conduct moisture mapping and air quality testing to ensure the problem is fully resolved. You can reach them at 800-MOLDS (800-66537) or hello@saniservice.com.
