AC leak causing black mold in Dubai apartment - DIY or professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit onto the carpet for a couple of weeks, and now I’m seeing these small black spots along the base of the wall. I wiped it with bleach but the smell is still there and it came back. Is this something I can tackle myself with a good cleaning product, or do I need to call a professional mold inspection company here in Dubai?

Based on your description, this is a classic case of mold growth due to a persistent moisture source, which is a common issue in Dubai's climate. The small black spots are likely Stachybotrys chartarum (black mold) or Aspergillus, both of which thrive in the high humidity and condensation caused by AC leaks.

Using bleach is a common misconception; it only removes surface discoloration on non-porous materials but does not kill the mold hyphae (roots) penetrating porous surfaces like drywall and carpet. The persistent musty smell is a clear indicator that the microbial colony is still active and spreading within the materials.

For a situation involving an ongoing leak, porous materials, and visible growth, a DIY approach is not recommended. The UAE's high humidity levels act as a constant catalyst, making effective remediation without professional-grade equipment nearly impossible. Proper protocol requires addressing the source first (repairing the AC condensate drain line), then implementing containment to prevent cross-contamination, followed by the removal of affected porous materials (carpet, carpet pad, and potentially sections of drywall). Finally, HEPA vacuuming, abrasive cleaning of salvageable structures, and application of EPA-approved antimicrobial agents are necessary.

We strongly recommend a professional inspection. Our certified inspectors use moisture meters, thermal imaging cameras, and air and surface sampling to determine the full extent of the contamination, which is often hidden within wall cavities. This is crucial for your health and for ensuring the property is brought back to a safe, hygienic standard.
