Black mold in bathroom grout: DIY or call a pro?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots growing in the grout between the tiles in our master bathroom. It's worse in the corner by the shower where the water sits a bit. I tried scrubbing it with bleach spray but it came back after a couple of weeks. Is this something I can tackle myself with a better product, or is it time to call a professional cleaning company?

Thank you for your question. The black spots you're describing in your bathroom grout are most likely Stachybotrys chartarum (black mold) or Cladosporium, both of which are common in Dubai due to our high humidity levels and the constant cycle of condensation from air conditioning and steam from hot showers.

While a common initial reaction is to use bleach, this is often ineffective for porous surfaces like grout. Bleach only removes the surface discoloration but does not address the hyphae (root system) growing deep within the material. This is precisely why the mold returns after a few weeks.

For a small, surface-level patch, a targeted DIY approach using a dedicated EPA-approved fungicidal cleaner (not just bleach) can be attempted. However, given that the problem has persisted for two years and has already proven resistant to cleaning, a professional assessment is strongly recommended. In the UAE, mold remediation is governed by strict health and safety standards, particularly in residential buildings. Improper handling can aerosolize spores, spreading the contamination to your AC system and other rooms, which poses a significant health risk.

At Saniservice, our certified mold inspectors use moisture meters and thermal imaging cameras to identify the exact moisture source—which could be a micro-fracture in the grout, a failed sealant, or even a hidden leak in the plumbing. We then provide a detailed remediation plan that not only removes the visible mold but also addresses the underlying moisture issue to prevent recurrence, ensuring compliance with Dubai Municipality guidelines.

For a definitive solution and to safeguard your family's health, I advise scheduling a professional inspection. Please call us at 800-MOLDS (800-66537) or email hello@saniservice.com for a comprehensive assessment.
