AC mold behind unit: DIY bleach or call professional?« Back to Previous Page

The AC in my apartment in Silicon Oasis seems to be leaking into the wall behind it, and I’ve just discovered a large patch of black mold there. It’s been getting worse over the last few weeks, and with the humidity now, I'm really worried about it spreading. Is this something I can handle myself with bleach, or do I absolutely need to call a professional mold removal company, and what should I expect to pay for a job like this?

Based on your description of a large, worsening patch of black mold stemming from an AC leak in Silicon Oasis, I strongly advise against a DIY bleach cleanup and recommend you call a professional mold remediation company immediately.

The primary issue is that bleach is a superficial solution. It may remove the visible discoloration on non-porous surfaces, but it will not address the root cause—the moisture from the AC leak. More critically, bleach cannot penetrate porous materials like drywall and insulation to kill the mold at its roots. The mold will simply regrow, often more aggressively, from the still-damp, contaminated wall cavity. Disturbing the mold yourself also risks releasing a significant number of spores into your apartment's air, drastically increasing your exposure and the potential for the mold to colonize other areas.

In Dubai's high-humidity climate, AC units are a constant source of condensation, making them a frequent cause of mold issues. A professional remediation process is essential. It begins with a comprehensive inspection, including moisture mapping and air quality testing, to determine the full extent of the contamination. The remediation will involve isolating the area with containment barriers, using HEPA filtration to clean the air, safely removing and disposing of the affected porous materials (like the damaged drywall and insulation), and employing specialized antimicrobial agents to eliminate the mold. Finally, the AC leak itself must be repaired by an HVAC technician to prevent recurrence.

For a situation like this, expect a professional remediation cost to start from AED 2,500 upwards, depending on the square footage affected and the required repairs. This is not a risk to take lightly due to potential health impacts and property damage.
