How to permanently remove and prevent closet mold?« Back to Previous Page

The corner of our master bedroom closet, on the wall facing the sea in our Marina apartment, has developed these black speckles. I first spotted it a couple of weeks ago and wiped it away, but it’s already come back worse. I run the AC constantly, but I’m worried the humidity is still getting trapped in there. What’s the most effective way to clean this for good and prevent it from returning in that specific spot?

The recurrence of black speckles in your Marina apartment closet is a classic symptom of a localized mold issue, exacerbated by Dubai's high ambient humidity and the constant cooling cycle of your AC unit. The wall facing the sea is particularly susceptible as it is subject to greater thermal exchange; the cold interior surface of the wall, cooled by the AC, meets the warm, humid air infiltrating from outside, causing condensation to form within the wall cavity. Simply wiping the surface is ineffective as it only removes the visible spores, not the root mycelial growth.

For permanent removal, the affected area must be addressed with a technical, three-stage approach. First, isolate the area with polyethylene sheeting to prevent cross-contamination. The mold-infested drywall or plaster must be carefully abraded or, if penetration is deep, partially removed and replaced. The underlying structure should then be treated with an EPA-approved, non-toxic antimicrobial biocide—not bleach—to neutralize the organism at its root. Following this, the area must be HEPA-vacuumed and sealed with a mold-resistant primer before repainting.

Prevention is critical. You must identify and mitigate the moisture source. Given the location, this is likely condensation due to the thermal bridge. Improve air circulation within the closet by installing a vented door or a small battery-operated dehumidifier. Ensure your AC unit is serviced regularly; a clogged drain pan or dirty filter reduces its dehumidification capacity. The UAE's strict health and safety regulations for landlords (Dubai Municipality Circular 196) often require professional remediation for health hazards like mold to ensure it is handled correctly.

For a persistent problem in a specific spot, a professional inspection is strongly recommended to assess hidden damage. Our certified team at Saniservice uses thermal imaging cameras to pinpoint the exact moisture source and provides a comprehensive remediation plan.
