How to safely remove black mold from closet corner?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black, spotty mold appearing in the corner of our master bedroom closet where we keep our winter clothes. It's on the wall that faces the outside, and it's gotten much worse since that heavy dew we had last week. What's the best way to get rid of this safely and permanently, and should I be calling my building management first or just hiring a professional myself?

Based on your description, this is a classic case of condensation-induced mold growth, a very common issue in Dubai due to our high humidity levels and year-round AC use. The wall is likely a "cold bridge," where the interior surface temperature drops below the dew point, causing moisture from the warm, humid air to condense and create the perfect environment for mold, especially on organic materials like drywall and clothing.

For safe and permanent removal, a professional assessment is strongly recommended. Attempting to clean significant black mold yourself can aerosolize spores, leading to cross-contamination and potential health risks. In the UAE, remediation should follow international standards like the IICRC S520.

The process involves:
1. Containment: Sealing the area with polyethylene sheeting to prevent spore dispersal.
2. Removal: Discarding porous, contaminated materials (e.g., affected drywall, insulation, or unsalvageable clothing).
3. HEPA Vacuuming & Cleaning: Agitating and removing all spores from remaining surfaces.
4. Application of an EPA-approved antimicrobial agent to eliminate residual mold roots.
5. Addressing the source: This is critical. A professional will identify and correct the condensation issue, which may involve improving insulation, increasing ventilation, or adjusting the AC system to better manage humidity.

You should first notify your building management, as the root cause (the cold bridge/insulation issue in the external wall) is likely the responsibility of the building owner under Dubai's strata laws. They may have a preferred contractor. However, for an independent, certified inspection and guaranteed remediation, I recommend contacting our specialists at Saniservice. We can provide a detailed report for your building management and execute the solution. Call 800-MOLDS (800-66537) or email hello@saniservice.com for an immediate consultation.
