How to treat and prevent black mold on wall?« Back to Previous Page
|
We've lived in our Jumeirah villa for 2 years and just noticed a bunch of black spots growing along the bottom of the wall behind our sofa. We had a small leak from the upstairs bathroom a couple of months ago that was fixed, but I guess the moisture stayed in the wall. What's the best way to treat this ourselves to stop it from spreading and how can I make sure it doesn't come back after we clean it?

Based on the description of a previous leak and the appearance of black spots, you are likely dealing with Stachybotrys chartarum or another common cellulolytic mold species. The leak repair addressed the water source but not the residual moisture trapped within the wall's interstitial spaces, which is a common oversight. The UAE's high ambient humidity, combined with continuous AC operation creating significant temperature differentials, promotes condensation and provides the perfect environment for such growth.
For a small, visible patch (less than 1 square meter), you can attempt a limited surface clean. However, be warned that what you see is often just the fruiting body; the root-like hyphae can penetrate deep into porous materials like drywall. Wear an N95 mask, gloves, and eye protection. Scrub the area with a solution of detergent and warm water, then disinfect with a solution of 1 part household bleach to 10 parts water. Ensure excellent ventilation during this process. Do not attempt this if anyone in the household has respiratory issues. Crucially, this surface treatment is almost certainly insufficient. The moisture content within the wall cavity is the primary concern. Without professional-grade moisture meters and thermal imaging to verify the wall is completely dry, the mold will absolutely return. Furthermore, improper cleaning can aerosolize spores, spreading the contamination to other areas of your villa. For a comprehensive and permanent solution, a professional inspection is mandatory. We use thermal imaging to map moisture, hygrometers to measure humidity within cavities, and then implement controlled drying techniques followed by antimicrobial application.
