How to get a thorough mold inspection for hidden mold?« Back to Previous Page

Our villa in Al Barsha has been feeling really humid lately, and I just found some black spots in the corner of our master bedroom closet where we store our winter clothes. We had a small leak from the upstairs AC unit a couple of months back that was fixed, but I'm worried the moisture might have gotten into the walls. What is the most thorough way to get a mold inspection done to make sure it hasn't spread somewhere we can't see?

Given the high humidity and year-round AC usage in Dubai, hidden mold growth is a significant concern, especially following a past leak like the one you described in Al Barsha. A thorough inspection for hidden mold requires a multi-phase professional approach, as visual checks are insufficient.

The process begins with a comprehensive visual assessment, where a certified inspector examines the entire property for visible signs of mold, water stains, and moisture damage. They will use specialized tools such as thermal imaging cameras to identify temperature anomalies behind walls and under floors that indicate hidden moisture pockets. A borescope is then used to physically view inside wall cavities, under floorboards, and above ceiling tiles without causing unnecessary damage.

Crucially, the inspection must include professional air quality testing. Air samples are collected from both indoors and outdoors to compare spore counts and identify elevated levels, which confirm the presence of a hidden mold reservoir. Surface sampling of the black spots you found can also be conducted to identify the specific mold species, which informs the remediation strategy.

For a villa with a history of AC leaks, the inspection must also include an assessment of the HVAC system, as mold can colonize the ductwork and spread spores throughout the entire property. Given Dubai's specific climate and the potential health risks, a DIY approach is strongly discouraged.
