How to dry AC leak and stop mold in bedroom?« Back to Previous Page

The AC in our villa in Jumeirah seems to be leaking a small amount of water onto the carpet in the master bedroom, and now I’ve spotted black speckles around the skirting board. We run the AC constantly and I’m worried the dampness is getting trapped. What’s the most effective way to dry this out and prevent the mold from spreading further?

The black speckles you've observed are a strong indicator of active mold growth, a common consequence of AC condensate leaks in Dubai's high-humidity climate. This is a serious concern that requires immediate and specific action.

First, address the source: shut off the AC unit servicing the master bedroom immediately to stop the water intrusion. The most effective drying method requires a multi-pronged approach. Simply airing out the room is insufficient due to the ambient humidity. You require industrial-grade equipment: a wet-dry vacuum to extract standing water from the carpet, followed by the deployment of high-capacity air movers (axial fans) and a desiccant dehumidifier. The dehumidifier is critical; it will actively remove moisture from the air and building materials, creating conditions where mold cannot thrive. The carpet pad is likely saturated and acts as a reservoir for moisture; it will almost certainly need to be removed and discarded.

However, drying alone is not remediation. The visible mold growth means spores are already present. Wiping with bleach is ineffective and can exacerbate the problem. Proper remediation involves containment of the affected area with polyethylene sheeting to prevent cross-contamination, HEPA vacuuming of all surfaces, and antimicrobial application by a certified professional.

Given the climate and the propensity for mold to spread inside wall cavities from a skirting board leak, a professional inspection is non-negotiable. We must assess the extent of the damage behind the walls and within the AC ductwork itself to prevent recurrence. Dubai Municipality has strict guidelines for indoor air quality and remediation protocols that we adhere to.
