How to clean AC mold and get landlord to fix it?« Back to Previous Page

The AC in my bedroom closet has been leaking a bit, and now I’ve spotted these black speckles spreading on the wall behind my clothes. It’s been humid the last few weeks and the smell is getting really dank. What’s the most effective way to clean this myself and what should I tell my landlord to get them to fix the AC unit for good?

The black speckles you describe are highly indicative of a Stachybotrys chartarum or other toxigenic mold colonization, a serious issue exacerbated by Dubai's high ambient humidity and constant AC operation. The AC condensate leak provides the perfect moisture source for proliferation. Your first action must be to stop the moisture intrusion; cleaning without addressing the root cause is futile.

For your safety, do not attempt to clean this yourself. Disturbing the mold without proper containment can aerosolize mycotoxins, contaminating your entire living space and posing significant health risks. The "dank" smell confirms active microbial volatile organic compound (MVOC) production.

You must formally notify your landlord in writing immediately. Reference Dubai Municipality's Public Health & Safety regulations and your tenancy contract, which implicitly warrants a habitable property free of health hazards. Clearly state the AC unit is defective and has caused microbial growth, demanding a permanent repair of the condensate drain line and a professional mold remediation by a certified company like ours, Saniservice.

We strongly recommend a professional inspection. Our certified experts use moisture meters, thermal imaging, and air/o-tape sampling to determine the full extent of colonization, often within wall cavities. Remediation involves engineering controls: negative air pressure containment, HEPA filtration, and specialized antimicrobial applications.

For a definitive assessment and to ensure the remediation meets Dubai's stringent standards, please contact our specialists. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection.
