How to permanently kill and prevent mold from AC leak?« Back to Previous Page

The AC in my Jumeirah apartment seems to be constantly leaking, and now I’ve found small black spots in the closet on the wall next to the indoor unit. It's driving me crazy because the humidity just won't go down even with the AC on. What’s the most effective way to kill this mold for good and prevent it from coming back after I fix the leak?

The black spots you're seeing are a direct result of the AC condensate leak, creating a persistent moisture source that mold spores in Dubai's humid air readily colonize. Permanently addressing this requires a two-phase approach: remediation of the existing growth and correction of the moisture source.

First, the leak must be repaired by a certified HVAC technician. This is non-negotiable; without stopping the water intrusion, any cleaning is temporary. For the mold itself, simply wiping visible spots with bleach or detergent is insufficient. It may temporarily discolour the mould but will not kill the root system (hyphae) penetrating porous materials like drywall or plaster. For small, contained areas, a solution of diluted white vinegar or a dedicated EPA-approved fungicide can be effective on non-porous surfaces. However, the wall behind the closet is likely compromised.

Given the location and the constant humidity, I strongly recommend a professional inspection. Spores are likely airborne and contamination may be within the wall cavity. Our certified inspectors use moisture meters and thermal imaging to assess the full extent of the damage, following Dubai Municipality guidelines for indoor air quality assessments.

For permanent prevention after the leak is fixed, the area must be thoroughly dried using industrial-grade dehumidifiers and air scrubbers equipped with HEPA filters to remove airborne spores. Affected porous materials are often unsalvageable and require removal and replacement. Finally, applying an antimicrobial coating to the treated area will provide a protective barrier against future spore settlement.
