Is landlord responsible for black mold near AC vent?« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for 2 years and just noticed a huge patch of black mold spreading from the corner of our bedroom ceiling. It’s right next to the AC vent and got much worse after the heavy dew last week. Is my landlord responsible for the cleanup and fixing the root cause, or is this on me to handle?

Based on the details you've provided, this situation is almost certainly the responsibility of your landlord under UAE tenancy law. The proximity to the AC vent is a critical factor. The likely root cause is a breach in the AC condensate drain line or inadequate insulation around the vent, leading to condensation accumulation within the ceiling void. This is a construction or maintenance issue, not a result of tenant activities like inadequate ventilation.

The Dubai climate, with its extreme humidity and year-round reliance on AC systems, makes such failures a common occurrence. The recent heavy dew would have exacerbated the problem by increasing the humidity load on the building envelope. The presence of a "huge patch" indicates an active, long-term moisture source that requires immediate professional attention.

Your first step is to formally notify your landlord or property management company in writing, with clear photographs, and request immediate remediation. They are obligated to address both the mold removal and the repair of the underlying moisture issue to ensure a habitable property.

However, due to the significant spread you describe, a professional inspection is non-negotiable. Surface cleaning is insufficient; the mold in the ceiling cavity needs proper assessment for safe removal. We strongly recommend you contact our team at Saniservice for a comprehensive inspection and testing. Our certified experts use thermal imaging and moisture meters to pinpoint the exact moisture source and develop a remediation protocol that resolves the problem permanently, not just cosmetically.
