AC leak causing black mold: DIY clean or call professional?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the wall behind the sofa, and now I’m seeing a growing black speckled patch there. It’s been getting worse over the last couple of weeks and the room has a damp smell. Is this something I can clean myself with bleach or should I call a professional company to deal with it?

Based on the symptoms you've described – a persistent AC leak, a growing black speckled patch, and a damp smell – you are almost certainly dealing with an active mold colony. In the UAE's high-humidity climate, AC units are a primary source of condensation, and any leak creates an ideal, constant moisture source for mold growth, particularly the common but potentially hazardous Stachybotrys (black mold) or Aspergillus.

A DIY approach with bleach is strongly discouraged. Bleach is ineffective on porous surfaces like drywall and plaster, as it only bleaches the surface mold without addressing the root system deep within the material. Furthermore, it introduces excessive moisture and harsh chemicals that can exacerbate the problem and pose respiratory risks. Improper cleaning can also agitate the spores, causing them to become airborne and spread throughout your apartment.

This situation requires professional assessment. Dubai Municipality has clear guidelines for indoor environmental quality, and improper remediation can violate these standards. A certified inspector will conduct a thorough assessment, including moisture mapping to find the full extent of the water damage and air/surface sampling to identify the mold species and concentration levels. This is critical to developing a safe and effective remediation protocol.

The remediation process involves containing the area to prevent cross-contamination, safely removing and disposing of the affected porous materials (like the damaged section of wall), hygienizing the area with EPA-approved antimicrobial solutions, and using industrial-grade air scrubbers with HEPA filtration to purify the air. Finally, the root cause – the AC leak – must be repaired by a certified HVAC technician to prevent immediate recurrence.
