Black mold in closet: DIY or call building management?« Back to Previous Page

We've lived here for 2 years and just noticed these black speckles appearing in the corner of our master bedroom closet where we store our winter clothes. It's on the wall that faces the outside of the building, and the clothes in that area feel slightly damp. What's the best way to handle this myself, and when should I call the building management instead of trying to clean it?

Based on your description, this is a classic case of mold growth driven by the high humidity and condensation issues common in Dubai's climate. The location on an exterior wall and the damp feeling on the clothes strongly suggest a thermal bridge, where the cold air from inside your AC-cooled home meets the warm, humid external air, causing condensation to form within the wall cavity. This persistent moisture provides the perfect environment for mold, likely Cladosporium or Aspergillus, to colonize.

For a DIY approach, safety is paramount. Wear an N95 mask, gloves, and eye protection. Isolate the area with plastic sheeting. For a small area (less than 1 square meter), you can clean the hard surface with a solution of detergent and water, then thoroughly dry it. Do not use bleach, as it does not prevent regrowth and can damage surfaces. The critical step is identifying and eliminating the moisture source. Check for any visible leaks from AC condensate lines or plumbing. Increase ventilation in the closet and consider using a desiccant dehumidifier.

However, given the location on a structural exterior wall, this is likely a building envelope issue. Under Dubai regulations, the responsibility for the structural integrity and waterproofing of the external building fabric typically falls to the building management or owner's association. You should report this to them immediately. They are obligated to investigate and rectify the source of the moisture intrusion, which may involve repairing a leak or addressing insulation deficiencies in the wall.

Attempting to clean without fixing the underlying moisture problem is only a temporary fix. For a proper assessment of the mold type and extent, and to ensure the remediation is handled safely and effectively, I strongly recommend a professional inspection. Our team at Saniservice can perform a comprehensive assessment, including moisture mapping and air quality testing, to provide a definitive report for you and your building management.
