Who is responsible for black mold cost in a Dubai rental?« Back to Previous Page

The wall behind the wardrobe in our master bedroom in Jumeirah Village Circle has a huge patch of black mold, which we only found when moving the furniture. I’ve been wiping it off with vinegar, but it just comes back stronger within days. Our landlord is saying it's due to our lack of ventilation and is our problem to fix. Who is actually responsible for the cost of properly treating this, especially if it might be a deeper building issue?

Based on UAE rental law, specifically Law No. (26) of 2007, the landlord is typically responsible for the structural integrity of the property and for addressing issues arising from inherent building defects. The recurring black mold behind your wardrobe in Jumeirah Village Circle is a strong indicator of a persistent moisture source, likely a hidden water leak from a pipe within the wall or a structural issue allowing water ingress from the outside. This is not merely a surface condensation problem.

While tenants are responsible for general maintenance and ensuring adequate ventilation, a "huge patch" that returns immediately after cleaning suggests a fundamental defect that is the landlord's obligation to investigate and rectify. The Dubai climate, with its high humidity and constant use of AC, can cause surface condensation, but it does not create the level of sustained moisture required for such aggressive mold regrowth.

Your use of vinegar is a common but ineffective DIY solution; it only temporarily removes surface mold and does not address the moisture source or kill the root structure (hyphae). This requires professional mold remediation.

We strongly recommend you immediately cease DIY attempts and request a professional inspection. A certified inspector, like those at Saniservice, can use thermal imaging and moisture meters to identify the exact source of the moisture and provide a definitive report on liability. Present this objective evidence to your landlord. If they remain uncooperative, you may need to file a formal complaint with the Rental Dispute Center (RDC) in Dubai.

For a definitive diagnosis and a proper remediation plan, call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com. We can document the issue to support your case with the landlord and ensure the mold is removed safely and permanently.
