Can I clean AC mold myself or need a professional?« Back to Previous Page

The AC unit in our master bedroom in Dubai Marina has been leaking a bit, and now I’m starting to see small black spots forming on the wall behind the curtain. It’s been getting worse over the last couple of weeks since the humidity spiked. Is this something I can clean myself with a vinegar solution from Spinneys, or do I need to call a professional cleaning company?

Based on the symptoms you've described—black spots on the wall near a leaking AC unit in Dubai Marina—this is a classic case of mold growth directly linked to excess moisture and our high humidity climate. While a small, superficial patch might be addressed with a DIY solution, your situation warrants caution.

The leak indicates a problem with the AC condensate drain line or internal drip pan, which is a continuous source of moisture. Simply wiping the visible spots on the wall is a temporary fix; the hidden mold within the wall cavity and the AC unit itself will continue to grow and release spores. In the UAE's environment, with year-round AC use and high ambient humidity, this problem will persistently recur unless the root cause is resolved.

Professionally, we recommend against vinegar for this scenario. Effective remediation requires EPA-approved, non-toxic biocides that not only kill active mold but also inhibit regrowth. More critically, a certified inspection is essential. We use borescopes to inspect inside wall cavities and air quality tests to determine spore concentration, which guides the remediation protocol. This is crucial for preventing health issues and structural damage.

For a leaking AC and visible wall mold, the necessary steps are: 1) repair the AC leak, 2) conduct a professional inspection to assess the full extent, and 3) perform certified remediation to safely remove the contamination. I strongly recommend calling our team for a comprehensive assessment. Please call 800-MOLDS (800-66537) or email hello@saniservice.com for a professional evaluation and lasting solution.
