How to stop AC condensation and remove black mold?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below it, and I've just spotted a small patch of black mold starting to form along the baseboard. With the humidity rising again, I'm worried it's going to get way worse. What's the best way to clean this up myself and stop the condensation from the AC unit for good?

As a certified mold inspector in the UAE, the issue you've described is extremely common in Dubai, particularly in areas like JVC, due to our high ambient humidity and year-round reliance on AC systems. The black mold is a direct symptom of the condensation leak, so both issues must be addressed.
First, stop the moisture source. AC condensation is often caused by a blocked condensate drain line or a clogged drain pan. Turn off the AC unit at the circuit breaker. Locate the PVC drain pipe (typically near the outdoor unit) and check for blockages. You can attempt to clear it with a wet/dry vacuum or by flushing it with a mixture of warm water and vinegar. Ensure the drain pan is properly sloped and free of debris. For the small mold patch, you can attempt a contained cleanup. Wear an N95 mask, gloves, and eye protection. Isolate the area by closing the door and sealing the gap with plastic sheeting. For non-porous surfaces like the baseboard, scrub with a solution of detergent and water. Do not use bleach, as it does not kill mold roots and can exacerbate moisture issues. After cleaning, the area must be dried completely within 24-48 hours using dehumidifiers and fans to prevent immediate regrowth. However, I must stress a strong word of caution. What you see on the surface is often just the "bloom." The moisture will have wicked into the carpet underlay and potentially the wall cavity, creating a hidden reservoir of mold that you cannot properly address with DIY methods. Improper remediation can aerosolize spores and spread the contamination. Given the climate and the health risks associated with Stachybotrys (black mold), a professional assessment is highly recommended. Our teams at Saniservice use thermal imaging cameras to identify hidden moisture and conduct air quality tests to determine spore count levels, in full compliance with Dubai Municipality's health and safety guidelines.
