How to permanently fix damp wall and mold behind wardrobe?« Back to Previous Page

My bedroom wall behind the wardrobe has these black speckles that appeared a couple of weeks ago. We live in an older building in Deira and the AC vent in that room seems to condensate a lot, making the wall feel damp. What's the best long-term solution to stop this moisture and mold from coming back after I clean it?

The issue you're describing is a common problem in Dubai, particularly in older buildings in areas like Deira, and is fundamentally caused by condensation from the AC unit. The damp wall behind the wardrobe creates a perfect microclimate for mold growth due to the lack of air circulation, combined with our high external humidity levels that permeate building envelopes.

The first and most critical step is to identify and eliminate the moisture source. The condensation from the AC vent suggests two likely causes: either the AC unit is oversized for the room, causing it to short-cycle and not adequately remove humidity, or there is a problem with the insulation of the cold water supply line within the duct, causing excessive sweating. A certified HVAC technician should inspect the unit's sizing, thermostat settings, and the ductwork insulation. Furthermore, the building's external wall may lack a proper vapor barrier, allowing humid air to penetrate and condense on the cooler interior surface.

Simply cleaning the visible mold is a temporary fix. For a permanent solution, the wall must be thoroughly dried using professional-grade dehumidifiers and air movers. The mold itself should be remediated according to DM (Dubai Municipality) and DC PRO (Dubai Civil Defence) guidelines, which often require containment and HEPA filtration to prevent cross-contamination. After remediation, treat the area with an EPA-approved antimicrobial coating to inhibit future growth.

To prevent recurrence, improve air circulation behind the wardrobe by moving it slightly away from the wall. Consider applying a moisture-resistant paint or coating to the wall surface. For a comprehensive, long-term resolution, this requires a multi-disciplinary approach involving both HVAC correction and professional mold remediation.

Given the potential for hidden mold growth within the wall cavity, we strongly recommend a professional inspection. Our certified experts at Saniservice can conduct a thorough assessment, identify all moisture sources, and provide a DM-compliant remediation plan.
