AC mold in Dubai apartment: DIY clean or call pro?« Back to Previous Page

The AC in our Jumeirah Village Circle apartment has been leaking a little bit into the closet for a while, and now we’ve found a big patch of black mold on the back wall. It’s about a meter wide and the room smells really damp. Is this something I can clean myself with bleach, or do I absolutely need to call a professional company, and what’s a rough cost I should expect for a job like this?

Based on the description of a meter-wide patch of black mold stemming from an AC leak in your JVC apartment, I strongly advise against a DIY cleaning attempt with bleach. This is a significant contamination event that requires professional assessment and remediation.

The primary reason is the suspected extent of the damage. A visible patch that large almost certainly indicates a more extensive problem within the wall cavity and potentially the HVAC system itself. Bleach is ineffective on porous materials like drywall and wood; it only bleaches the surface mold while leaving the root structure intact, leading to rapid regrowth. More critically, disturbing such a large colony without proper containment and air scrubbing will aerosolize a massive amount of spores, contaminating your entire apartment and posing a serious health risk.

In Dubai's high-humidity climate, AC-related condensation is a major catalyst for mold. The leak must be repaired by a qualified AC technician first to eliminate the moisture source. For the mold itself, a professional company will conduct a thorough inspection, including moisture mapping and possibly air quality testing, to determine the full scope. Remediation involves setting up containment barriers, using negative air pressure with HEPA filtration to prevent cross-contamination, safely removing and disposing of affected porous materials (like the damaged drywall), and applying EPA-approved antimicrobial agents to eliminate the mold at its root.

For a job of this described size in an apartment, you should expect a rough cost starting from AED 2,500 to AED 5,000+, depending on the extent of the hidden damage and required repairs. This is not a superficial cleaning issue.
