Black mold under AC in Dubai villa: treat myself or professional?« Back to Previous Page

The AC in my bedroom has been leaking a bit onto the carpet for a few weeks, but I’ve been too busy to deal with it. I just pulled the corner of the carpet back and found a huge patch of black mold on the concrete underneath. We live in a villa in Jumeirah and I'm really worried it's spread. What's the best way to handle this—should I call a professional cleaning company or is this something I can treat myself with a local product?

Based on the description of your situation, I strongly advise against attempting to treat this yourself and recommend you contact a professional remediation company like Saniservice immediately. A "huge patch of black mold" on concrete resulting from a sustained AC leak is a serious contamination event.

The black discoloration is likely Aspergillus or Stachybotrys, both of which are toxigenic and require professional-grade containment and removal protocols. The porous nature of concrete allows the mold to penetrate deeply, making surface-level DIY treatments with local store products completely ineffective. They will only temporarily bleach the visible growth without addressing the root cause or the underlying mycotoxins. Furthermore, the high humidity and constant use of AC in Dubai's climate creates a perfect environment for rapid and unseen spread within wall cavities and under flooring.

In accordance with DM and Dubai Municipality guidelines for environmental health, significant mold growth in a residential property necessitates a professional assessment. Our standard procedure involves a thorough inspection, including moisture mapping and air quality testing, to determine the full extent of the contamination. Remediation then requires engineering controls: isolating the area with physical containment, using HEPA-filtered negative air pressure scrubbers to prevent cross-contamination, and the safe removal and disposal of affected materials. The underlying cause—the AC leak—must also be identified and repaired by a certified HVAC technician to prevent recurrence.

For your safety and to ensure the villa is properly restored, please call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com for an immediate inspection and remediation plan.
