Is landlord responsible for closet mold in rental apartment?« Back to Previous Page

Our bedroom closet in our Jumeirah apartment has started to get these black spots on the back wall, and it's gotten way worse since the humidity kicked in last month. All our winter clothes stored in there now smell damp. We've been renting this villa for three years and never had this issue before. Is the landlord responsible for fixing the cause of this, or do I just have to clean it myself and buy a dehumidifier?

Based on the description of black spots proliferating with high humidity and a persistent damp smell, this is a classic case of mold growth, a common issue in Dubai's climate. The root cause is likely excessive moisture, potentially from a hidden plumbing leak within the wall, poor exterior sealing, or severe condensation due to the temperature differential between the air-conditioned room and the humid void space in the wall.

Under UAE rental law, specifically Law No. (26) of 2007, the landlord is fundamentally responsible for maintaining the property's structure and ensuring it is habitable. This includes addressing structural defects that lead to water intrusion and mold, such as leaking pipes, faulty waterproofing, or inadequate insulation. The sudden appearance after three years suggests a new development, like a leak, which falls squarely under the landlord's obligation to repair.

However, tenant responsibilities include general maintenance and ventilation. If the mold is solely due to a lack of air circulation in the closet (e.g., packed clothes against a cold wall causing condensation), improving ventilation would be your duty.

Given the progression and the involvement of a structural wall, this is not a simple surface issue. We strongly recommend a professional inspection to identify the exact moisture source. DIY cleaning with bleach is ineffective and can exacerbate the problem by releasing spores. Our certified inspectors use thermal imaging and moisture meters to pinpoint the leak's origin and assess the contamination level.
