Is AC leak causing dangerous mold in my Dubai apartment?« Back to Previous Page

The AC in my bedroom has been leaking a bit for the last few weeks and now I’m seeing these small black spots along the corner of the wall behind the curtain. We’ve lived in this Marina apartment for 2 years and just noticed it, but my allergies have been terrible lately. How urgent is it that I get a professional mold inspection done here in Dubai?

Based on your description, the situation you're describing is a classic and urgent indicator of a mold problem, common in Dubai due to our climate. The persistent AC leak has created a constant source of moisture. Combined with the high ambient humidity and the organic material in building materials like drywall and paint, this provides the perfect conditions for mold growth. The small black spots are almost certainly a visible mold colony.

The correlation with your worsening allergies is a significant red flag. Mold spores are a known allergen and respiratory irritant. In an enclosed space like a bedroom where you spend hours sleeping, your exposure is prolonged, which can exacerbate symptoms and lead to more serious health issues over time.

In the UAE, especially within apartment buildings in areas like Dubai Marina, this is not just a unit-specific issue. Moisture can travel within wall cavities, potentially affecting adjacent properties. While there are no specific "mold regulations," building codes and tenant rights provisions in Dubai mandate that properties must be habitable and free from hazards, which includes uncontrolled microbial growth resulting from maintenance issues like AC leaks.

A professional inspection is strongly recommended and should be considered urgent. We would conduct a thorough assessment, including moisture mapping to identify the full extent of water intrusion, and air and surface sampling to identify the species of mold present. This is critical as some types, like Stachybotrys (often called "black mold"), can produce mycotoxins.

Do not attempt to clean this yourself with bleach, as this can aggravate the spores and does not address the root moisture problem. The wall cavity likely requires professional remediation.
