AC leak causing black mold: DIY or professional in Dubai?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking into the wall behind it, and now we’ve discovered a pretty large patch of black mold spreading there. We’ve lived here for 2 years and just noticed it while deep cleaning. I'm worried about the health risks for my family and the damage to the wall. Is this something I can tackle myself with products from ACE, or should I immediately call a professional mold remediation company, and if so, what’s a rough cost I should expect for a job like this in Dubai?

Based on your description, this is a serious situation that requires immediate professional intervention, not a DIY project. The combination of a persistent AC leak and visible black mold growth indicates a significant and ongoing moisture issue.

The primary concern is the type of mold. While "black mold" is a common term, it often refers to Stachybotrys chartarum, a toxigenic mold that poses substantial health risks, especially for children, the elderly, and those with respiratory conditions or compromised immune systems. Disturbing it during a DIY clean-up will aerosolize the spores, significantly increasing the risk of inhalation and cross-contamination throughout your apartment. Products from ACE or bleach are surface-level solutions; they will not address the mold growing deep within the drywall and insulation, which is almost certainly present given the AC leak's origin.

The Dubai climate is a major aggravating factor. Our high humidity and year-round AC use create a perfect environment for rapid mold proliferation. The leak provides the constant moisture source mold needs to thrive. Effective remediation requires not only removing the visible colony but also identifying and repairing the source of the moisture (the AC leak), thoroughly drying the structure with industrial-grade equipment, and containing the area to prevent spore dispersal.

Under Dubai Municipality guidelines, significant mold infestations, especially those caused by building system failures, are a landlord responsibility. A professional inspection and report from a certified company like ours is crucial for documenting the issue and liaising with your property management for repairs and costs.

For a job of this nature in JVC, involving source identification, containment, removal of affected drywall, HEPA vacuuming, antimicrobial application, and verification testing, you should expect a rough cost range of AED 2,500 to AED 6,000, depending on the full extent of the damage behind the wall.

Do not attempt to handle this yourself. For your family's health and to ensure the problem is solved correctly, you need a certified assessment immediately.
