What's the cost to fix AC leak and mold?« Back to Previous Page

The AC in my apartment seems to be leaking a little bit onto the wall behind it in our master bedroom, and now we’ve got a decent-sized patch of black mold spreading there. It’s been slowly getting worse over the last month since the humidity really kicked in. I’m worried about just bleaching it myself and having it come back, but I also don’t want to get ripped off. For a job like this in a JLT studio apartment, what’s a reasonable price range to get it professionally removed and the leak fixed?

Based on the description of a recurring AC leak leading to black mold growth on the wall in your JLT apartment, this is a two-part issue that requires professional intervention. The Dubai climate, with its high humidity and year-round reliance on AC systems, creates a perfect environment for mold to flourish if a moisture source is present.

A proper remediation involves first identifying and repairing the AC condensate drain line or pan leak to eliminate the moisture source. Following this, the mold must be professionally remediated. This is not a simple surface cleaning with bleach, which can often aggravate the problem by releasing spores and not addressing the root cause. The process involves containment of the area, HEPA vacuuming, antimicrobial application, and potentially removing and replacing affected drywall if the infiltration is severe.

For a studio apartment in JLT, the cost is highly variable. A minor leak repair and surface remediation could range from AED 1,000 to AED 2,500. However, if the wall cavity is significantly contaminated and requires opening and repairing, the price could increase to AED 4,000 or more. The only way to get an accurate, fixed-price quote is through a professional inspection.

Given the visible black mold, which can indicate a more serious contamination, I strongly recommend a certified inspection. Our team at Saniservice can provide a comprehensive assessment, identify the exact source of the leak, and provide a transparent, fixed-price quote for the complete repair and remediation.
