Black mold from AC leak: DIY clean or call pro?« Back to Previous Page

The AC in my apartment seems to be leaking a bit into the wall behind it in the living room, and now I’m seeing these black speckles spreading out from the unit. It’s been getting worse since the humidity kicked in a couple of weeks ago. I’m worried it’s making my allergies act up every evening. Is this something I can tackle myself with bleach and a scrub, or do I absolutely need to call a professional cleaning company to handle it?

Based on your description, this is a classic case of mold growth fueled by Dubai's high humidity and a constant moisture source from your AC condensate leak. The black speckles are almost certainly mold colonization, and your worsening allergies are a significant indicator that this is an active problem affecting your indoor air quality.

Attempting a DIY clean with bleach is strongly discouraged. Bleach is ineffective on porous surfaces like drywall and wallpaper, as it only bleaches the surface mold without killing the roots. More critically, improper cleaning will agitate the spores, aerosolizing them and significantly increasing your exposure, which explains your allergic reactions in the evenings. For a spreading infestation originating from within the wall cavity, surface cleaning is entirely insufficient.

The required protocol involves first identifying the exact mold species through professional air and surface sampling to understand the health risks. The AC leak must be repaired by a certified HVAC technician to eliminate the moisture source. The contaminated drywall likely requires controlled removal and disposal under containment to prevent cross-contamination to other areas of your apartment, followed by HEPA vacuuming and antimicrobial application.

Given the potential health risks and the complexity of proper containment and remediation, a professional assessment is essential. Our certified inspectors at Saniservice can conduct a thorough inspection, including moisture mapping and air quality testing, to provide a definitive remediation plan.
