How to permanently fix AC leak and prevent black mold?« Back to Previous Page

The AC in our master bedroom closet has been leaking on and off for a couple of months, and now we’ve found a patch of black mold on the back wall and on some of our shoes. I’ve wiped it down with bleach, but I’m worried it’s just going to come back, especially with the humidity. What’s the most effective way to not just clean this but to prevent it from returning for good?

The issue you've described is a common and serious one in Dubai, given our high humidity levels and year-round reliance on AC systems. The black mold is a symptom of the underlying moisture problem from the AC leak; simply wiping it with bleach is a temporary surface fix that does not address the root cause or the hidden microbial growth within the wall cavity.

The only permanent solution is a two-step process: remediation of the existing mold and correction of the moisture source. Firstly, the affected area must be professionally assessed. The mold on the wall surface indicates a larger infestation is likely inside the drywall or insulation. This requires containment, HEPA-filtered negative air pressure, and antimicrobial treatment to safely remove the colony and prevent spores from spreading to other parts of your home. Affected porous materials like damaged drywall and the contaminated shoes are often unsalvageable and must be discarded.

Secondly, and most critically, the AC leak must be permanently fixed. This is not a DIY task. A certified HVAC technician must diagnose the cause—which could be a clogged condensate drain line, a damaged drain pan, incorrect unit slope, or low refrigerant causing the coil to freeze and thaw. They will repair the fault and ensure the system is operating correctly to prevent future condensation leaks.

Given the health risks and technical complexity, I strongly recommend a professional inspection. Our certified teams at Saniservice are trained in both mold remediation and identifying moisture sources in line with Dubai Municipality guidelines. We can handle the entire process from testing to permanent solution. For a definitive fix, please call us at 800-MOLDS (800-66537) or email hello@saniservice.com for a comprehensive assessment.
