How to permanently prevent mold in a Dubai closet?« Back to Previous Page

Our master bedroom closet on the outside wall has been getting these black speckles on the leather bags and shoes I store in there. I first noticed it after the humidity really spiked a few weeks ago, and even though I wiped it away, it’s already starting to come back. I’m worried it’s damaging my stuff and might be in the walls. Besides cleaning it again, what’s the most effective way to prevent this mold from coming back for good in a Dubai closet?

Based on your description of black speckles recurring on leather goods on an exterior wall, you are dealing with a classic case of surface mold growth, almost certainly fueled by condensation and high humidity. In Dubai's climate, this is a common issue, especially in closets on external walls which can become thermal bridges and create cold spots where moisture from the humid air condenses. This damp organic material (like leather) then becomes a food source for mold.

The most effective permanent prevention strategy is a multi-faceted approach:

1. Moisture Control: This is the absolute priority. First, identify the moisture source. For an external wall, it could be inadequate insulation leading to condensation or, more seriously, a hidden water intrusion. A professional inspection with thermal imaging and moisture meters is crucial to rule out a leak within the wall cavity. Secondly, you must lower the ambient humidity within the closet. Use a renewable desiccant dehumidifier (like silica gel packs) and ensure there is adequate air circulation. Avoid overfilling the closet and consider leaving the door ajar periodically.

2. Hygienization: Simply wiping the mold away is insufficient; the microscopic spores remain. All affected surfaces, including the walls, shelves, and the closet interior, must be professionally cleaned and treated with an EPA-approved fungicidal coating. This creates a barrier that prevents regrowth. For valuable items like leather, specialized cleaning is required to avoid damage.

3. Environmental Modification: For a permanent solution, address the root cause. This may involve improving the room's overall ventilation, ensuring your AC is functioning correctly and set to maintain a consistent humidity level below 60%, or even adding supplementary insulation to the external wall to prevent condensation.

Given the potential for hidden growth within the wall and the risk to your belongings, I strongly recommend a professional assessment. Our certified inspectors at Saniservice use advanced tools to pinpoint the exact moisture source and extent of contamination. We can then execute a precise remediation and prevention plan, including application of protective antimicrobial coatings, to solve the problem permanently.
